Rental Qualification
Application & Deposit Fees
Deposits on properties are equal to one FULL month’s rent unless stated otherwise. The application deposit does not at anytime apply to rental payments due.
Unity Property Investments Application Fee is $25 per applicant (including guarantor if applicable). Application fees are non-refundable and do not at anytime apply to rental payments due.
All application deposits will be credited to security deposits on the date the lease agreement is signed by all parties.
APPLICATION:
Applicants must provide us with a copy of a valid government issued photo ID with the signed lease contract.
All applications being submitted with guarantors are considered approved at the time of application, pending approval of a criminal history/ background check.
Lease Guaranties must be provided within one week (7 days) of the date of the submitted application(s), the application(s).
In the event the Lease is not executed by all parties or if any applicant or co- applicant withdraws an application after approval or within three weeks (21 days) of the date of the submitted application(s), the application(s) will be considered cancelled and the application deposit and any other monies tendered by applicant(s) shall be retained by owner or owner’s agent as liquidated damages and the applicant(s) shall have no further recourse against the owner or the owner’s agent.
The first FULL month’s rent payment is due upon signing of the lease contract.
If You Withdraw: The application fee and application deposit will be retained as
liquidated damages.
If Your Application is Declined: The application fee will be retained and the
application deposit will be returned to you within 30 days of the date of notification of denial.
Lease Agreement: If you or any co-applicant withdraws from the lease agreement subsequent to execution, but prior to commencement, we are entitled to retain, as liquidated damages, all application deposits and other monies tendered. Additionally, you will be financially liable for the entire term of the withdrawn lease, for any and all losses in revenue suffered by the owner, as owner or as owner’s agent, as a result of the differences in the terms contracted for in the withdrawn lease and the terms of any lease executed subsequent to the withdrawn lease.
Rental Policy & Criteria
STATEMENT OF RENTAL POLICY
We are an equal opportunity housing provider - It is our policy to rent our units in full compliance with the federal Fair Housing Act and all state and local fair housing laws. We do not discriminate against any person because of race, color, ethnic background, religion, sex, age, marital or family status, physical disability or sexual orientation.
Application process – All rental applications are evaluated in the same manner and each adult applicant must voluntarily provide his or her social security number for us to obtain a consumer credit report. Every adult applicant must complete a separate rental application form and pay the nonrefundable application fee in advance. Any false or incomplete information will result in the denial of your application. If discovered after you are approved and move-in, we reserve the right to terminate your tenancy. We will verify the information provided on each rental application through our own screening efforts and/or with the assistance of an independent tenant screening firm. A credit report, criminal history, and employment and rental references for each and every applicant in a given rental unit will determine whether our rental criteria has been met. Unless we need to verify information by regular mail, we are usually able to process a rental application in one or two days.
RENTAL CRITERIA
Income – The total combined monthly gross income of all rental applicants in a given rental unit must be at least three times the monthly rental rate. Only income that can be verified will count. We expect the rental applicants with income to prove at least one year of continuous employment. Full-time students are welcome if the total income of all applicants combined is sufficient or with a lease guarantor. You must provide proof of a source of income if you are unemployed. Remember all adult tenants are joint and severally liable which means that each one can be held responsible for the payment of all funds due regardless of ability to pay.
Credit history – You must be able to demonstrate fiscal responsibility. If you have any charge-offs, unpaid debts or a pattern of delinquent payments, your application may be denied.
Rental history – Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. We will require satisfactory rental references from at least two prior landlords. If you have ever been evicted for any lease violation, your application may be denied.
Criminal history – If you have ever been convicted of (or plead guilty or no contest to) a felony, or a misdemeanor involving violence, sexual misconduct or honesty, your application may be denied.
Guarantors – If you do not meet one or more of the above criteria, you may be able to qualify for a rental unit if you have a third party located within the state that will guarantee your lease. The guarantor must pass this same application and screening process except that we will deduct the guarantor’s own housing costs before comparing his or her income to our income criteria.
INCOME: Verifiable income that is three (3) times the rent amount or greater. To verify income, we will need copies of a tax returns or pay stubs or bank statements, etc.
EMPLOYMENT: Presently employed with job history to include at least six (6) months with current employer.
RENTAL: All present and current lease agreements fulfilled. No more than two (2) late payments and no more than one (1) NSF check in the past six (6) month period. No outstanding monies owed to any rental property. Rental references must be favorable.
CREDIT: Credit history must not have judgments, bankruptcies, foreclosures, reposession, write-offs or collections within the past 12 months. Applicant must not owe any utility companies. Applicant must not have outstanding tax liens, or more than $500.00 currently delinquent.
GUARANTORS: If you do not qualify independently, we may require a guarantor; however, a guarantor cannot overcome monies owed to other rental properties.
CONVICTIONS: No felony convictions. This includes all occupants.
APPLICATION: Each applicant is required to complete a rental application and agrees to pay a $25.00 non-refundable application fee to process the application. Applicants must be at least 18 years of age. A valid drivers' license or state identification card must be presented to complete an application. One application may be completed for a couple who is legally married and carry the same last name. Any falsification of information on the application automatically disqualifies the applicant. If applicant is not a legal resident of the United States of America, a supplemental TAR non-U.S. Resident application must be completed. Valid documentation indicating eligibility into the United States, such as a visa, must be provided.
